If I want to purchase a lot, what do I do?

Once you are ready to purchase a lot, simply contact one of our team members. We work with you and discuss any necessary contingencies and prepare a contract. Once the contract is signed, you will provide a check as earnest money. Closings are generally scheduled within 30-45 days from the contract date. We do allow inspection contingencies.

Do I have to purchase my land and decide on a custom home at the same time?

Nope! Many of our customers choose to purchase their land well before working on their custom home. This allows them time to decide on the exact features and design they want in a custom home. Some customers want to wait until their children are finished with a certain schooling level to prevent them from having to move mid-year, so they purchase land in order to have it available for building on their schedule. For those who choose to finance their land purchase, some prefer to pay down their loans prior to starting on home construction. The choice on when to buy land and when to build is ultimately yours. There is no building time requirement on any land we sell.

If I purchase land from Tompkins Homes & Development, am I required to use Tompkins Custom Homes to build my house?

No. We believe it is important for our customers to be able to obtain multiple bids and select the builder of their choosing. Of course, the team at Tompkins Construction would love to have a conversation with you about building your next home.

How much money am I required to put down as a deposit?

On most purchases we require a $1000 earnest money deposit. This money goes towards the purchase price.

Do I need to use a real estate agent to purchase land from THD?

You are not required to use an agent to purchase land from THD. We have the ability to prepare a contract and assist you through the process to the closing. However, if you are more comfortable using an agent then you are welcome to do so.

Can we visit the land?

Absolutely! One of the first things to do is visit the area and make sure it’s what you’re looking for. All neighborhoods are different, so you want to make sure it fits your lifestyle. You are welcome to visit any of our property locations on your own. However, we are more than happy to meet you and walk the property with you and answer any questions you may have.

How do I know what is allowed in each neighborhood (outbuildings, home size, etc.)?

Our subdivisions have covenants that include information regarding building restrictions and land use. Click on the “Covenants” link on each individual neighborhood page.
